EPC, EPC, how misunderstood are you?

I am often contacted by clients to carry out an EPC for their properties, and my first question always is “Why do you need an EPC?”.

A surprisingly large number of homeowners ask this when what they really want is something completely different: clarity about how their home performs, how it could be improved, and how future changes might affect comfort, cost, or layout.

When I used to work as an assessor, people often requested an EPC thinking it would tell them everything about the thermal performance of their property. In reality, EPCs were never designed for that — and they’re still the wrong tool for anyone trying to understand their home in a meaningful way.

Why EPCs don’t tell you what you think they do

EPCs provide a broad indication of energy cost under a standardised scenario. That’s it. They were created to give a quick, comparable rating for buying or renting — not to analyse the real fabric of a building.

A few reasons why EPCs fall short when used as a “performance assessment”:

  • They rely heavily on default values (RdSAP), not what’s actually installed
  • Expensive fuels can penalise the rating, regardless of fabric quality
  • Recommendations are generic, not tailored
  • The heating scenario is standardised, not based on how you actually live
  • They don’t allow detailed input for elements that matter
  • Fabric performance is often assumed based on property age, not real conditions

So while EPCs have their place, they’re not a reliable tool for understanding how your home really performs.

What EPCs are good for

EPCs were intentionally designed to be:

  • quick
  • standardised
  • inexpensive
  • non‑invasive

They’re perfect for what they were created for: a simple comparison tool for the housing market.

But if a property has been retrofitted, altered, extended, insulated, or upgraded in any way, an EPC will rarely reflect that accurately — because assessors cannot open up construction layers or verify hidden improvements.

The solution

If someone genuinely wants to understand their home’s thermal behaviour, moisture risks, heat loss, or retrofit potential, they need a proper building‑fabric evaluation — something EPCs were never meant to provide.

And this is where our current work naturally overlaps.

How this relates to what we do now

We don’t provide EPCs or full fabric assessments as a standalone ‘service’ but our work still relies on accurate understanding of the building fabric — because you cannot give meaningful spatial advice, feasibility guidance, or retrofit‑aware design clarity without it.

EPCs are useful for what they were designed for, but they’re not a tool for understanding how your home truly performs.
